When you're getting quotes for a concreting job, it's tempting to go with the cheapest option. But in Queensland, one of the most important things to check isn't the price — it's whether your concreter holds a current QBCC (Queensland Building and Construction Commission) licence.
Here's why it matters and how to protect yourself.
What Is QBCC Licensing?
The QBCC is Queensland's building industry regulator. Any person or company performing building work valued over $3,300 (including labour and materials) in Queensland must hold the appropriate QBCC licence.
For concreting, this typically falls under the Concreting or Structural Landscaping licence classes. The licence confirms that the holder has:
- Demonstrated technical competence through trade qualifications or experience
- Met financial requirements (proving they can complete jobs they take on)
- Obtained appropriate insurance coverage
- Agreed to comply with Queensland building standards
What Happens If You Use an Unlicensed Concreter?
Using an unlicensed concreter might save you money upfront, but it exposes you to serious risks:
No Home Warranty Insurance. Licensed contractors are required to provide Home Warranty Insurance on residential work over $3,300. This covers you if the contractor dies, disappears, or becomes insolvent before completing or rectifying defective work. Unlicensed operators cannot provide this protection.
No QBCC dispute resolution. If something goes wrong with work done by a licensed contractor, you can lodge a complaint with the QBCC, who will investigate and can order rectification. With unlicensed work, the QBCC has no jurisdiction — your only option is expensive civil litigation.
Potential insurance issues. If unlicensed building work causes damage to your property (for example, a poorly built retaining wall that collapses), your home insurance may not cover the resulting damage.
No guarantee of quality. Licensed concreters must build to Australian Standards and the National Construction Code. Unlicensed operators have no obligation to meet these standards, and often don't.
How to Check a QBCC Licence
Verifying a licence takes less than two minutes:
- Visit the QBCC licence search at qbcc.qld.gov.au
- Enter the contractor's name or licence number
- Check that the licence is current (not expired or suspended)
- Confirm the licence class covers the type of work you need
You can also ask the contractor directly for their licence number. Any legitimate concreter will provide it without hesitation.

Red Flags to Watch For
Be cautious if a concreter:
- Can't or won't provide a QBCC licence number
- Offers a price that seems significantly below other quotes (they may be cutting corners or avoiding insurance costs)
- Wants to be paid entirely in cash with no written contract
- Doesn't provide a written quote with detailed scope of work
- Has no online presence, reviews, or verifiable past work
What a Licensed Concreter Should Provide
When you engage a QBCC licensed concreter, you should receive:
- A detailed written quote or contract before work begins
- Evidence of current QBCC licensing
- Home Warranty Insurance certificate (for work over $3,300)
- Public liability insurance coverage
- Clear payment terms (never pay 100% upfront)
- A defined scope of work including finish type, dimensions, and materials
Protecting Your Investment
A concrete driveway, slab, or retaining wall is a significant investment in your property. By choosing a QBCC licensed concreter, you're ensuring that:
- The work meets Queensland building standards
- You have warranty protection if things go wrong
- You can access QBCC dispute resolution if needed
- The contractor has proven their competence and financial stability
It's one of the simplest ways to protect yourself and your property.
